Spartanburg's Westgate Mall

SPARTANBURG — While the firm selling WestGatge Mall was mum about the status of the property, but an online listing for the retail space has been updated to indicate that it is now under contract.

Greenville-based real estate company Reedy River Retail at SVN Blackstream listed the mall for sale in October.

Brian Chadwick, director of retail of SVN and Second Story Real Estate Management, declined to comment May 6 about the mall being under contract. Typically, when property for sale is under contract, it means a seller has accepted an offer but there are still conditions that need to be met before a sale is finalized.

The shopping space, which is the only enclosed mall in Spartanburg County, was built in 1975 and last saw major renovations in 1996. Its occupancy was 82 percent when it was first listed for sale.

The mall has struggled in recent years as consumers’ buying habits have shifted online. In September 2018, Sears closed its store at the mall, while Chick-fil-A’s food court location closed in November.

In 2020, the mall’s owner, CBL Properties, filed for bankruptcy.

The mall still has Belk, Dillard’s, Costco and JCPenney as anchor stores.

It’s unclear what might happen at the site once a sale is finalized. Some shoppers want it kept open and updated, while the City of Spartanburg’s most recent comprehensive plan suggested the site could be redeveloped into mixed-use with housing and retail by a private developer.

Either way, change is likely coming to the 52-acre site at 205 W. Blackstock Road near Interstate 26 and Highway 29. What that change will be is yet to be determined.
